A new study has highlighted the most expensive streets to buy a house in different parts of the UK

The most expensive address in the UK is Kensington, London, where the average house price exceeds £21 million, new research by Lloyds shows.

With the average UK house price standing at £356,925, according to Land Registry data to August 2024, the most expensive homes in the capital cost almost 60 times more than the typical property.

The top 10 most expensive streets are all in the capital, with an average price tag of £16.5 million.

Amanda Bryden, Head of Mortgages, Lloyds said: “London’s dominance in the list of priciest streets underscores the city's continued appeal and the resulting competitiveness at the very top end of the property market.

“However, at £21.4 million to buy a home, even those with the deepest pockets might baulk at the price.”

The cost of buying in a prestigious postcode varies across the country.

East Road in Weybridge, Surrey houses the most expensive address outside of London; the average home in this part of the St George's Hill private estate costs more than £8 million.

In the East of England, Park Avenue North in Harpenden is now the most expensive street, where the average house price is £3,587,000 on average.

Wales has the lowest most expensive postcode in the UK, the research found.

Benar Headland in Pwllheli remains the most expensive street in Wales, with the average house price costing £1,345,000.

What are the most expensive streets in London?

Knightsbridge tops the list for the most expensive street in both London and the UK in 2024, with the average house price for 2019-2024 costing £21,409,000.

Ilchester Place is second-most expensive, averaging £19,387,000 over the period - up from £17,678,000 in 2018-2023.

Grosvenor Square, named the UK’s most expensive street in 2023 due to an average house price of £20,347,000, is now in third place. Here, the average house price over the past five years is £19,061,000.

What are the most expensive streets in UK?

While London was by far the frontrunner in the most expensive streets in the UK, the study also revealed the priciest addresses in different regions.

South East

St George’s Hill in Weybridge has the highest house prices in the region, with a home in East Road costing £8,004,000 on average. Properties in Camp End Road, also within the private estate, cost £6,120,000. Spring Woods in Virginia Water retained third place, at £5,485,000.

South West

Brudenell Avenue in Poole is now the priciest in the South West, at £3,062,000. Charlton Park Gate in Cheltenham (£2,829,000) has moved from third place in 2023 to second, while Bury Road in Poole (£2,547,000) comes third.

East of England

Park Avenue North, Harpenden, has been named the most expensive street (£3,587,000) in the East of England this year. Newlands Avenue in Radlett (£3,415,000) places second while Woodlands Road in Cambridge (£3,294,000) has moved from first in 2023 to third.

East Midlands

In the East Midlands, Croft Road in Nottingham remains the most expensive street, where the average house price is £1,620,000.

A property in Warren Lane, Leicester typically costs £1,563,000, making it second most expensive, while Golf Lane in Northampton (£1,512,000) comes third.

West Midlands

Solihull has some of the most expensive houses in the West Midlands, with Bakers Lane (£1,948,000) the priciest in the region. This address is followed by Rising Lane (£1,880,000). Roman Road in Sutton Coldfield (£1,796,000) comes third.

Yorkshire and The Humber

Manor House Lane, Leeds (£2,135,000) remains the most expensive street in Yorkshire and The Humber, followed by Harrogate’s Fulwith Mill Lane (£2,069,000). Curly Hill in Ilkley comes third (£1,662,000).

North East

Ramside Park, Durham (£1,538,000) is the most expensive address in the North East. Newcastle Upon Tyne’s Runnymede Road (£1,440,000) and Westfield Drive (£1,340,000) place second and third.

North West

The most expensive streets in the North West have changed significantly since 2024, with an all-new top three. Altrincham is home to the top two costliest addresses - Barrow Lane (£2,914,000) and Broadway (£2,905,000). With homes averaging £2,659,000, Fletsand Road in Wilmslow places third.

Wales

Like in 2023, Benar Headland in Pwllheli (£1,345,000) is the most expensive street in Wales. Twyncyn in Dinas Powys takes second place (£1,185,000). Llandennis Avenue is third most expensive in Wales, and priciest in the Welsh capital of Cardiff, at £1,135,000.

Scotland

Queens Crescent in Auchterarder is the most expensive street in Scotland, with houses costing £2,927,000 on average. The second costliest postcode is Ann Street in Edinburgh (£1,807,000), then Glasgow’s Elphinstone Road (£1,645,000).
